Condensation Risk Assessment
Why is Condensation important?
Condensation is one of the few visual signs of poor performance of building elements. If condensation occurs on a regular basis on the surfaces within the building it can lead to mould growth with is a potential hazard to health. Where condensation occurs within the building envelope known as interstitial condensation it can lead to the degradation of building materials and possible corrosion of structural elements, such as timber framing, insulation and more leading to failure.
Condensation causes mould which is not only cause unpleasant odours it also releases spores which can cause health issues for those who live within the property.
What is a condensation analysis?
Condensation risk analysis as detailed in approved document part C, is becoming an increasing need in construction industry as architectural designs may adversely lead to the formation of mould. It is a thermal calculation that produces a robust prediction of whether condensation will or will not occur inside your dwelling / property. These assessments allow us to calculate the predicted dew point temperature which will vary dependant on the materials used. We use software packages such as Build Desk and JPA Technical to perform condensation risk analysis to the BS5250 and BN EN ISO 13788 standards.
What if condensation is predicted?
If the result of an analysis is predicting condensation changes to the design can be reconsidered and where beneficial modified to minimise the risk.
